Villa Rental Cancellation Policy

We require a non refundable deposit of 20% to hold reservations for 30 days, upon which, you need to have made up the 50% deposit. The remaining 50% is due upon arrival, but if you prefer to pay by check ( instead of credit card) we need to receive a check at least 30 days prior to arrival.

Our cancellation policy is thus: The initial 20% is non refundable ( unless for some reason we could not provide the villa –hurricanes etc. then we would refund it). The rest is refundable if you cancel more than 30 days prior to your reservation. If you cancel within the last 30 days prior to your reservation 50% is not refundable. ( The rest would be, if you were to have paid in advance).

We also require a damage deposit. If you use a credit card you must agree to cover any undue damage or loss on your card. If you pay by check then we ask you for a check for $500 which we would only deposit in the case of undue damage. Otherwise ( which has, so far, always been the case) we just send you back your un deposited check, after a careful inspection by us.  Our contract basically states that no illegal activity can be done in the villa ( drugs etc.) and that you understand that the pool is a deep one and that you are responsible to take care of your children around the pool area, an adult ( who can swim) must be with them at all times.

Please Note the Following:

In the interests of full disclosure, and so that expectations are set prior to arrival, we feel it is important to explain the following:

The Driveway

Villa Loma Sol is a 16 acre hilltop estate, where the house is located at the top of the hill with 16 acres of privacy and solitude surrounding it.  The entrance to Villa Loma Sol is a long unpaved road to travel up to the house.  It is maintained and landscaped with flowering plants and fern trees and many other tropical rainforest plants.  It is a bit of a wild ride and you will definitely feel like you are going ‘off the beaten path’.  A 10- person van can traverse the driveway, as can any SUV or rental car.

Electricity & Water

We do NOT have a generator.  Puerto Rico’s services are not as traditionally reliable as in the US and other countries.  The area loses power when there are storms and we do tend to get brownouts, particularly in the summer, and water problems abound.  There is a cistern on the property that provides back-up water and flashlights and candles are provided in case you experience a blackout.  If there is a problem, please call the Property Manager to alert them to the problem so they can immediately process needed repairs.  If it looks like the problem could persist for a lengthy time, we do have alternative lodgings at our sister property Hacienda Siesta Alegre as necessary and based on availability….  But a certain amount of humor and flexibility is definitely required!

Mosquitoes and Bugs

Villa Loma Sol is relatively bug-less due to its sunny location, good drainage, and access to a continuous breeze.  However, when the area receives a lot of rain (and no sun), mosquitoes and bugs will naturally abound…  also, they just like fresh blood, and anyone coming from off-island just tastes new and exciting.

Mosquitoes:

June and July 2010 have been the wettest on record ever- so there is lots of rain.  Due to this, Puerto Rico (and all of the Caribbean) have had increased numbers of a dengue epidemic.  The focus of the epidemic in Puerto Rico is the central mountain regions.  There has been little reported cases in the eastern region thus far.  No cause for alarm – it just requires a bit of precaution on everyone’s parts.

What are Dengue symptoms?

  • High fever, headache, sharp pain behind the eyes, joint pain, muscle and bone pain, rash and mild bleeding from the nose or gums lasting two to seven days. Symptoms start four to seven days after a bite from an infected mosquito.

The best way to prevent insect bites:

  • Using insect repellent (bug spray) with 30%-50% DEET. Picaridin, available in 7% and 15% concentrations, needs more frequent application.
  • Wearing long-sleeved shirts, long pants, and a hat outdoors.
  • Sunset/sunrise/dusk are the worst times for bugs – so be especially prepared.

Mimes (mee-mays):

In Puerto Rico, these can be a nuisance – Mimes, otherwise known as Sand Bite bugs (Family Ceratopogonidae). You might see the effects even after several hours from when you were bitten (usually they bite during early mornings and evenings of mid to late summer).

A small whitish or reddish welt the size of a freckle appears, and treatments have included topical Cortisone creams and non-steroidal anti-inflammatory drugs like ASA or Ibuprofen (unless you’re allergic to those mentioned of course).

These bites have not been linked to harmful effects on human health – just a major irritation.  Prevention can also be those insect repellants used against mosquitoes.

Other names for the sand bite bugs: no-see-ums, gnats, sand fleas, punkies, sandfly or biting midges.

Ants

There are no pleasant ants in Puerto Rico – they all hurt and they all bite!  Any bites will cause a small swelling – best not to scratch them.

Also beware when walking in natural areas — don’t step on a nest of fire ants; you’ll really not be happy then. They usually make pretty big mounds of dirt around their nest.
